Building Energy Assessments
IBER's Building Energy Assessment has been developed for the domestic and commercial market to help find and solve heat loss problems within the home. We use Thermal Imaging and Air Tightness Testing equipment as a part of this assessment to find areas of missing insulation and to solve draught problems. This assessment is based on actual real life testing of a building, finding missing insulation through walls and ceilings and is not comparable to carrying out a BER assessment.
Following the results from these tests and our inspections IBER will produce a report of our recommendations on how to solve these problems and save your energy. We operate independently of companies and products that are recommended, so our focus is entirely towards saving you money!
What is it?
Building Energy Assessment (BEA – Basic)
A Basic Building Energy Assessment consists of a quick, hassle free assessment of your building and a typed list of improvements most suitable for your construction type and problems found. The following is included:
- Inspection of your building, using a Thermal Imaging camera to find all areas of missing insulation (heat loss)
- Air Tightness Test your building to find all draught areas (Leakage calculated and documented)
- Discuss all types of energy saving devices and possible renewable energy systems
- List of suggested improvements based on knowledge and experience of a qualified assessor
- Schedule of works sheet – A reminder sheet for your own record, detailing who you have assigned to do each improvement and who has inspected and ensured that these works have been carried out correctly.
Home Energy Assessment (BEA – Full)
A Full Building Energy Assessment is quite similar to the Basic Building Energy Assessment but includes a number of distinct extras:
- Calculated current running cost
- Calculated savings per year (€/year) for the improvements suggested
- Calculated payback period of the improvements suggested
- Improvements listed in order of priority based on cost
- Typed report of all findings (Easy to Read)
What does a Building Energy Assessment Cover?
Construction:
- Assessing the current building insulation in walls, roof and floor
- Windows and doors type defined and draught proofing assessed
Heating System:
- Main and Supplementary space heating system defined and efficiency sourced
- Main and Supplementary Domestic Hot Water (DHW) system defined and efficiency sourced
- Insulation on DHW cylinder and piping assessed
Electrical Usage:
- Percentage of low energy light fittings used
Ventilation:
- Type of current system – mechanical or natural
- Grants available for sustainable energy improvements are highlighted in each Full Home Energy Assessment report, in which IBER offers their assistance in seeking

Before and After BER (HES €200 grant aided)

Second Thermal Imaging Scan & Air Tightness Test
To ensure work has been carried out correctly and to record the improved Air Tightness for entry to the final BER Certificate if required.
