New Planning Process
Building Control now require that when a commencement notice is submitted it must be accompanied by a copy of the BER plan as this will ensure clients are not financially at loss by remedial costs when building is complete and possibly found to be failing building regulations. When the dwelling is complete the final BER cert must be forwarded to Building Control along with the certificate of completion.
There is no one simple solution for passing building regulations as there are so many variables, eg, each house will be of different designe, orientated.
Please note: As of 1 July 2008 Regulations have changed. See column to right on TGD L 2007, revised in 2008. It states that all new dwellings need to have an energy plan such as our BER Plan, in order to prove compliance with the new 40% energy and CO2 reduction regulations. Air Tightness Testing has also become mandatory.
