New Build Energy Plan
If you are building your new home imagine how saving thousands of euro every year could help pay off your new mortgage! You can future proof your new home at the design stage by planning out what rating you'd like to achieve.

Achieving a good rating can dramatically reduce your running costs and should you ever wish to sell or rent your property, you would avoid the additional expense of renovation for energy enhancements at a later stage.
With new Building Regulations in place, requiring all new dwellings to produce 40% less energy and CO2 emissions than previous regulations, having your BER plan will ensure it is compliant with these regulations and will avoid a FAIL when the dwelling is complete! The BER Plan will be requested by most County Councils along with your commencement notice. This will inevitably rule out expensive retrofit works which may be required if a dwelling was built and found to be failing Building Regulations when complete. A final BER certificate will be required when your new house is complete and should accompany your certificate of completion.
Future Proofing: Building Regulations plan to change again for new dwellings. It is expected that new dwellings will have to produce 60% less energy and CO2 emissions than previous regulations by 2010 and pushed to zero carbon (Passive) by 2013!
Similar changes are also expected to come into place for new commercial buildings.

For best results on the BER for your new build, contact IBER at the design stage, before you commence construction. This can then allow small design changes to be made, which will maximise savings and may enhance the BER for your new build.

- An energy target and report plan is discussed and agreed upon at the first stage
- IBER uses the official Dwelling Energy Assessment Procedure (DEAP) / interface Software Building Energy Management (iSBEM) software sanctioned by Sustainable Energy Ireland (SEI) to create an initial Building Energy Rating (BER) using current building regulation standards for U-Values and the client's initial input ideas
- A list of suggested new technologies and materials will be proposed for the new building
- The Building Energy Rating is then recalculated using the new building fabrics and technologies suggested
- An estimated running cost can be calculated for the building
- Estimated costs can be allocated for each improvement device/technology, to calculate the payback period of the investment
- For any technologies being considered, applicable grant information can be supplied
- A detailed description of new technologies, highlighting the Pro's and Con's can be supplied
BER Package Deal:
IBER offers a unique package deal for new builds to comply with current regulations. A BER plan will be required to show compliance with 40% energy and carbon reduction. All new builds also require an Air Tightness Test as a part of the new regulations. A Thermal Imaging Scan is not required but is offered with this package to ensure the dwelling has been insulated properly. Methodology; If you builder/insulator thinks that the house will be Energy Assessed, it will be done correctly. . !
